Kaufman Organization Secures Entire Floor for MX Telecom at 180 Varick Street Technology Firm Expands Office Space, Moves to M

NEW YORK, NY—The Kaufman Organization, which specializes in leasing and managing premier office space in New York City, recently brokered a four-year, 6,596-square-foot sublease at 180 Varick Street for MX Telecom, a leader in wireless technology.

MX Telecom provides specialist wireless IT services to various corporate partners. The company works with wireless carriers, content providers, Internet Service Providers, corporations, data vendors and Internet companies around the world, implementing wireless solutions and offering easily accessed gateways to voice and data messaging services. MX Telecom is moving from its previous location in Brooklyn into a larger, already built-out office on the 10th floor of 180 Varick Street.

Arthur Spitalnick of Kaufman Organization represented the tenant in the transaction, while Steven Marvin, Executive Managing Director of Olmstead Properties, represented the sublessor. Although the terms of the sublease were undisclosed, the asking rent for the space was $36 per square foot.

"MX Telecom was looking to expand and move from Brooklyn to Manhattan. The office at 180 Varick Street, which was built out and furnished, was the perfect space for this company. The panoramic views and location in the Hudson Square/SoHo neighborhood secured the deal for this firm," said Spitalnick.

Located in the heart of the Hudson Square/SoHo West market, 180 Varick Street was built in the 1920s. The 350,000-square-foot building has been owned and operated by the same owners for over 85 years. Tenants include Morgan Stanley, Office of Metropolitan Architects, and ImClome Systems Incorporated.
